Photo was taken evening hours on 6/2/16. Started growing in yard the past 2 – 3 years. A succulent? Approx. 18″ tall with numerous new shoots in approx. 5 square foot area.

Your plant is the Rose Campion, Silene coronaria, sometimes named Lychnis coronaria. It is a commonly grown garden plant, not native. It has also sometimes been called Dusty miller, but there are several other plants called this as well.
